October 2015 Market Update for East Boulder County

With 22 active listings right now inventory is still low. Prices remain strong and properties are still moving quickly.

September sales held strong though they were slightly lower than last month with total sales of 7.4 Million. Compared to August sales are down just over one million. With the high sales price from August at 2.4 million and the highest sale from September at 1.2 million that contributes to the drop in overall sales. The overall number of sales was up slightly this month from 8 last month to ten in September.

The market is continuing to hold strong. Things are moving along quickly and inventory is still very low. Average home prices rose from 570k in September of last year to 740k in September of this year. The total number of sales has not changed substantially.

It seems that prices will continue to rise while our low inventory situation will remain. However with winter right around the corner the market may slow a bit, and we may see days on market increase accordingly.
